Contemporary Tropical Residence with Panoramic Views of the Miami Skyline 

 

This is a house that had good bones and needed a new skin. TOGU Design's work centered on the facades, the interiors, and the outdoor spaces, transforming a conventional waterfront property into something with character and coherence.

 

The existing vertical louvers and cantilevered overhangs already gave the street facade its rhythm. The intervention focused on what they framed: reworking the material palette, introducing locally sourced coral stone both outside and in, and giving the surfaces a warmth and weight that the original finishes lacked. The coral stone ages well in salt air. It grounds the house in its geography in a way that glass and stucco alone cannot.

 

Inside, a custom walnut ceiling runs through the main living areas, low and continuous, compressing the space just enough to make the bay view beyond the glass feel more expansive by contrast. The flooring is wide-format, pale, and the furniture is kept deliberately spare. The kitchen is open and functional, connected to the living and dining spaces in a single fluid volume.

 

The garden terrace, an infinity pool, and a 60-foot private dock organize the waterfront side. The planting is tropical and dense, designed to give privacy from the water without blocking the breeze.

 

On the rooftop, a plunge pool and a lounge terrace offer a second horizon: the full Miami skyline, from Downtown to the Beach, held at a distance that makes it feel more like a painting than a city.
